35 MM Camera - This item does not have to be anything fancy but I would recommend bringing more than one. It is common knowledge that the best shots always happen while you are loading the one camera that you brought. Also cameras have a bad habit of malfunctioning while on investigations.
Film - While you can use 100-200 speed film, for best results use at least 400 speed. Using 800 speed has great results but will turn out grainy. 100-200 speed can be used for daylight walk through while you are getting ready for a night investigation. Infrared film is always a good addition to any trip, you will have to go to a photography store to obtain this item. If you have a choice have ALL photos printed. With some labs this is not a possibility since the are printed automatically and "bad" photos will be skipped. At least look at all negs very close and have any that you think might hold something reprinted. If you have photos scanned for conversion to jpg's try to have the negs scanned and not the prints.
Flashlight w/ spare batteries - A flashlight is a MUST. Old building and cemeteries are full of objects to trip over and holes to fall into. Bring spare batteries for everything that uses batteries. Don't depend on the fact that you just put batteries into a piece of equipment they have a bad habit of dying at the wrong time.
First aid kit - Accidents happen all of the time and when you combine that with the fact that you will be "tuned in" to other things and working in strange surroundings, cuts and bumps will happen.
Notebook w/ pens and pencils- This one can't be stress enough. You think that you will remember everything and make notes on the backs of photos but you will forget. Make notes of any feelings, emf readings, smells, or sounds that you might encounter. Pocket tape recorders are great for this too, just be sure that you bring along extra batteries and tapes.
Clothing - You can't think clearly if you are cold or wet, come prepared.
Watch - Time can slip by so quickly when you are on an investigation.
Optional Equipment Video camera - Some great shots have been caught on tape. Use new tape and make sure that you have extra batteries. A tripod is a great addition.
EVP Recorder - This is nothing more than simple tape recorder with an external mike. Do not use the built in mike because it will pick up too much motor noise. Use good tapes and use tapes that have never been used before.
EMF Detector - While some people rely on a compass for this there is a difference between lines of EMF and lines of magnetism. At least carry a low priced one, a tri-field meter is much better because it will measure EMF of different polarities.
Cellular phone - Great for emergency use.
Thermometer - A simple handheld one from your local store will help find cold spots. There are thermometers that use a beam to read temperature at a distance and these would be a great addition.
Walkie Talkies - Very useful in a large cemetery to keep track of everyone.
